There are many things that can happen while you are away.  The longer these problems go undiscovered, the more serious they become.  GHW protects the investment of your luxury property. We offer inspections on a pre-determined schedule based on your specific needs.  We use the latest technology and Home Watch software in order to pass along the details of our inspection directly to you. We send a comprehensive digital report after each visit with a completed home watch checklist, photos, and detailed notations.  We will contact you immediately in the event a repair or action is required.  We will then manage any contractors to coordinate the necessary repairs. 

A few of the items we inspect are listed below:

Interior inspections will include:

• Examine all doors and windows to ensure they are locked, secured
• Check lighting (replace bulbs as necessary)
• Check for signs of rodent and pest infestation
• Inspect water service, taps, faucets, toilets, under sinks and water heater for signs of leaks
• Inspect electrical service panel for tripped breakers
• Run faucets, showers, dishwasher, and garbage disposal to prevent seals from drying and to keep water in trap to prevent sewer gases from entering home
• Brush and Flush toilets
• Ensure heating and cooling thermostats are functioning and set properly
• Report temperature and humidity readings
• Verify refrigerator and freezer are working properly
• Operate appliances
• Test GFI outlets
• Visually check windows, skylights, walls, ceilings, and doors for signs of leaks, damage and signs of mold

Exterior inspections will include:

• Examine all doors and windows to ensure they are locked and secured
• Check for any sign of forced entry
• Place mail and parcels inside
• Landscape monitoring
• Soil erosion
• Ensure all hose bibs are off and not leaking
• Visually inspect condition of exterior air conditioning units
• Walk grounds and perimeter to visually inspect property
• Remove tree limbs
• Ensure exterior lights are working (replace bulbs as necessary)
• Visually inspect for bees, pests and rodents
• Visually inspect roof, gutters and chimney from ground level
• Sweep porches, patios, walks and decks if needed
• Roof and gutters from ground level
• Operate garage doors
• Make sure garage doors and windows are locked and secured
